Coffee was good. Disappointed that they ran out of almond croissant (how could you not stock more of this) at 10am. We tried the soft shell crab benny- very interesting flavors with the pickled veg & Asian Japanese twist of a benny.
I’m always amazed by the attention to detail Syndicate Room but into every plate. A (fairly) local cafe for us I visit often and have never been disappointed.
Their sweet dishes are my favourite and I’d highly recommend both the crumpets and the hot cakes (maybe not on the same day). They also do an excellent hot chocolate.
I actually came here to do a shoot for the cafe, but the lovely owners offered me two dishes and coffee to have whilst on the job. I had the taro pancakes and the zucchini corn fritters, and both were absolutely delicious. They were quite substantial servings too - I could only finish one of three thick pancakes, haha.
The place is quite a hidden gem with ample parking available. Totally recommend!
The Syndicate rooms holds a close place to me. Not only do I work in the same building complex as them, the owner Jason has a great thing going on here!

CRISPY PORK BELLY IN THE GARDEN
Crispy pork belly, pickled onion, baby king mushrooms, fondant potatoes, baby cucumber, crunchy radish, green strawberry, caviar, chilli, oil, hoisin sauce, marinaded soba noodles with wasabi dressing! A list of ingredients which all played an important/ impressive role in this dish! Sweet, sour, hot & cold it was like a party in the mouth. Highlights include the crispy pork belly & the flavoursome hoisin sauce!!
MISS JAPANESE AVOCADO
Beetroot purée, crumb danish feta, cherry tomatoes, sweet potato chips, pumpkin & ginger purée, pickled ginger, mirin dressing served on multi grain sourdough! A show stopping pimped up avocado dish presented so beautifully & inviting! Crispy, creamy & acidic this dish was well balanced on so many level! A perfect dish for a vegetarian or just anyone who loves smashed avo! There is also the option to add a poached egg & Bacon if that’s what your heart desires too 💖🌿
THE FRENCH TOAST
White choc crumb, taro mascarpone, Raspberry coulis, mango coulis, pistachio, chocolate mousse & seasonal fresh fruits! WOW was this stunning - spongy brioche bread accompanied by some sweet, smooth, silky & crunchy elements!

This place is so good! The location isn’t great but the food is fantastic and they say you eat with your eyes...this place excels! The staff are really friendly too
There’s not many places that can get it wrong with your food and then leave you feeling better than you would have otherwise because of how they handled it - this is one of those places that just gets customer service. Boss guy is superb - some nice little quirks on the menu as well as the staples.
This is a hidden gem among along a street full of warehouses, factories and showrooms. The Syndicate Room is a small little cafe that only have a few tables, but booking is allowed. It’s not too busy though, probably because it is not along any main streets with shops. The wait for food is a little longer than expected, about 30-40min. However when the food arrived, all displeasure was gone. The food tasted great although on first view the menu has many dishes similar to the usual cafe, each dish had a small Japanese fusion twist. A dash of sake, some pickled ginger and washabi mayo. Then BAM, a whole new level of food experience! Will definitely come back for more!
We went there without high expectation. The food turned out nice and coffee is good. It was very quiet Sunday there so Our experience at the cafe was good. No long queue and no noise from patrons.
I had French toast and it was delicious! My friend got the pork belly and the pork rind is actual very crispy.
Food is a bit pricey for a small Sandringham cafe and that kind of food proportion but we were still very happy after the meals as the food we got ordered was good!
We definitely come back to try different dishes!
A very lovely place for foodies like me! Excellent food and great service. We had our brunch here, the salmon bagel was crispy and juicy, the chicken sandwich was very tasty and sizable, and the kids LOVED their waffles! We had a great time here!

We had seen a lot of yummy Instagram photos from Syndicate room and had to try it!
Miss Japan avocado - what a name right? Served on 2 multigrain bread together with beetroot puree, crumb danish feta, sweet potato chips and pumpkin and ginger purée, this was one of the best smashed avo dish I have tried! It’s interesting as there were many elements but it all complemented each other! There wasn’t an overdose of avocado and the amount of each purée was enough to spread on the breads! The sweet potato chips and crumb danish feta was a good addition to enhance the flavor of the dish!
Rainbow granola - taro and vanilla bean panna cotta, mango and raspberry coulis, dried golden berry, seasonal fruits served with coconut milk! I must say I was impressed when this first came out! I was not expecting it to look like the photo I had posted! What’s even better was the granola and panna cotta working well together with the addition of the coconut milk! It was not overly sweet and you could taste the taro of the panna cotta as well! You wouldn’t be surprised this was my favorite for the day! 💜
It’s NOT just taro pancake - it’s like what the menu said! Taro pancakes served with home made cherry ice cream, mango compote, matcha and chocolate soil, candied lemon, Japanese pocky and seasonal fruits! Wow, what a loaded meal right? The taro pancakes were thick, moist and fluffy and had lots f flavor thanks to the other elements. It did get a little dry towards the end.
We were in awe with how pretty the dishes and drinks! Even more in awe with how yummy the food was! Would definitely visit again to try their other dishes!
Syndicate Room is a great little cafe tucked away below an apartment building along Bay Road, Sandringham. The menu was quite extensive in terms of food and drink and should have something for everyone.
We visited for lunch on a Saturday and ordered the crispy pork belly in the sea, and the it’s NOT just taro pancake to eat. For drinks we had a coffee, the blue heaven smoothie and the iced M.T latte.
First of all everything we ordered was beautifully presented and totally insta-worthy. Flower petals featured in the presentation of both dishes, the smoothie and iced latte.
Starting with the drinks, the iced M.T latte (half taro and half matcha) was refreshing and offers as a great coffee alternative to the non-coffee drinkers out there. Matcha and taro make a great combination and the drink was nicely balanced. The blue heaven smoothie was smooth and creamy and just hit the spot.
The it’s NOT just taro pancake is aptly named. Although the main component of the dish was the taro pancakes there was plenty of fruit, cherry ice cream, a toasted marshmallow and raspberry compote amongst others to complement. The pancakes were nice and moist and not overly sweet and worked well with all the other elements on the plate especially the fresh fruit. This dish is perfect for sharing.
The Crispy pork belly of the sea is a must have for anyone that loves crispy pork. The pork was cooked to perfection and the seared scallops were spot on. Normally I wouldn’t think to pair pork with seafood like this however this dish has changed my perspective.
Overall I was highly impressed with Syndicate Room, I love Asian fusion food and this was right up my alley. Everything we ordered was delicious and I highly recommend you check them out. I give Syndicate Room ⭐️⭐️⭐️⭐️⭐️ out of 5. Thanks very much for having me.

This is one heck of a flavour infused dish. Think Truffle Oil, Red Wine Jus, Pumpkin and Ginger Puree, and Caviar. Then add Scallops, Abalone, and Enoki Mushrooms.
Our first visit down to the South in Sandringham for weekend brunch. We were lucky to be invited to check out this area and this brunch spot. Located off the busy bay road among a lot of apartments is this spacious cafe. As we came quite early it was quiet but ended up pretty busy.
This cafe serves a LARGE range of brunch items with asian flavours as well as 3 special noodle dishes. Its great to see the asian flavours.
What we had...
Dry Pho: This dish tasted pretty much like XO sauce and rice noodles with some fried shallots and quail eggs and chicken. It was tasty however, i might of preferred some side of soup to break it down a bit.
Pulled lamb Eggs Benny: THEY HAVE A WHOLE BENNY MENU! so it must be good! We tried the pulled lamb eggs benny as it seemed unique. This is definitely a large dish! 2 slices of bread, generous amount of lamb and 2 poached eggs with a thick layer of sauce. The dish was very tasty! and the meat was tender and juicy!
Would of loved to tried some dessert next time as it looked good! Great spot to stop by this summer.
My best friend and I visited Syndicate Room for a late lunch on Sunday afternoon and were glad to have the venue mostly to ourselves. The waitress told us that they had had a super busy morning/lunch and had sold out of 3 of the menu items, which was a shame.
Despite that, we were still overwhelmed with how many delicious sounding items there were on the menu. I chose the corn fritters with the "blue heaven" smoothie and my friend chose the breakfast board and an iced latte.
The presentation is what stood out to me the most. With enough beetroot puree to put a baby food company to shame, the colours in each dish were rich and vibrant. The serving sizes were also very generous. All of their dishes are very "Insta-worthy" because of this.I was a bit disappointed with my poached egg, as when I cut in to it, it was not cooked properly and I asked for a side of bacon, which came out late and was only warmed up. The corn fritters, however, were absolutely divine! They had a very strong flavour and were nice and crunchy. They were all a unique flavour, which proved that they were made on site and not just frozen. The fritters came served on a bed of Kale, which made the dish look nice, but I did not eat any of it. The "salsa" in the dish was tasty, but minimal.
I loved my blue heaven smoothie - each flavour (coconut, banana, blueberry, mango, almond butter & maple syrup) were all very complimentary and not too rich. As most smoothies do these days, the drink was decorated with coconut flakes and chia seeds on top, which looked pretty, but made it difficult to finish when they all clumped up at the bottom of the glass and got stuck in the straw.
My friend devoured the brekky board, but was too full by the end to finish his mini muesli. The said that the corn fritters were delivious and loved having juice on the side. He said that the salad was his favourite, but had huge chunks of chilli in it, which he was not expecting (and he loves chilli).
I don't live out this way at all, but I am glad that I made the hike out to Sandringham to visit Syndicate Room. Their food is delicious and very photogenic, so I can see why they keep running out of their popular dishes. Make sure to visit early on weekends to avoid missing out haha. Stopped here while on my bike ride for brunch. I decided to have the rainbow granola and an iced coffee. As a panna cotta lover it was very wiggley and immediately seemed not set properly and just holding it's shape. However, it was very tasty and the dish presented well. I was a little concerned that the dish came on a plate instead of a bowl. My reccomendation is that if there's liquid being poured it should be in a bowl. Overall food was nice, but the location is on a busy main road.
Food decoration is top notch (instagram-able!) and tasty of course. Variety of selection to choose from. You can tell that the menu has been well thought thru. Premium coffee, great customer service. Highly recommend!
Just followed a recommendation and drove to the middle of nowhere just to check out the Syndicate Room and it did not disappoint. The place makes their own almond milk and you can taste the difference - never enjoyed a coffee like this before. The food was fantastic and well presented. I had the eggs Benedict with pulled lamb and it was outstanding. This place really puts a lot of passion and love into their dishes.
I’ll definitely drive that extra mile to come back for other dishes - see you next time!

Delicious brunch here the other day. The corn and zucchini fritters I ordered had great flavour with the spices. I love fritters that are round rather than flat pancakes, and these were crispy on the outside and soft on the inside. The accompanying parts of the dish fit well, including a nicely poached egg and refreshing salsa. The coffee was nice. It was really quiet so the service was fast
Syndicate Room is located on Bay Road in Sandringham. It’s a lovely, light filled cafe with a really interesting menu with some Asian spins on brunch classics.
We started with a Magic Island Smoothie, so refreshing & filled with strawberries, banana, watermelon, mango, raspberries & coconut water. I couldn’t resist ordering the Nutella Hot Chocolate which was one of the most decadent I’ve tried. Served with Nutella, whipped cream, marshmallows & fairy floss, it was a meal in itself & would satisfy anyone with a sweet tooth. With a Ferraro Rocher and a macaron on the side your sugar cravings will be well & truly sorted.
The Zucchini & Corn fritters were beautifully presented. I loved the pops of colour & flavour from the beetroot purée & avocado mousse. I added smoked salmon to this dish & it worked well together & was a very generous portion. I also loved the tomato salsa underneath the fritters which added a nice freshness to the dish.
The Crumpets Blossom was a lovely sweet dish. The pan fried crumpets were served with fresh fruit, maple mascarpone, pistachios & pomegranate poached pear. The flavours worked really well together & was a nice textural combination too.
The service at Syndicate Room was fantastic, customers were warmly welcomed & looked after and lots of smiles & chats. We really enjoyed our visit & will look forward to coming back, thanks so much for having us.
One of the newer cafes to open in the area with an interesting menu, reminds me more of the cafes you would find in Prahran or Brunswick. The owner is very friendly and polite but service was a little slow, even when the restaurant was mostly empty.
Good coffee and hot chocolate. Had a quick browse of the dinner menu and sounds good enough that we will come back and try sometime.
Their menu is like master-chef dishes in reality! Crispy pork belly, sous-vide scallop, pickled daikon, potato and leek puree, caviar, sauté king mushroom... things that i wouldn't have expected from a cafe brunch! So creative, well-executed, definitely worth the drive down here.
What a welcomed addition to the area! A small but cozy cafe underneath an apartment block. Blink and you might miss it.
The taro latte was unique and I would gladly have another one (not sure about the calorie count but who cares).
The crispy pork belly burger was enjoyed thoroughly by someone who is usually quite fussy with his food.
My Uncle BOB was delightfully presented, tasty and filling. It came with a small bottle of sweet chilli sauce which I can’t work out how it would pair with this dish. Needless to say, it was untouched.
Overall, enjoyable experience and it’s a keeper. Will be back.

This place is a hidden little gem, it doesn’t get enough exposure due to its location but I would say hands down the best cafe in sandringham!! Service is terrific, the food is delicious - I have tried several meals and all have been amazing....best banh mi (Vietnamese baguette) I have ever had.

I love the fact that they have numerous savoury and sweet options! We ordered the CRISPY PORK BELLY before they fell in the sea 🐷💦🌊 (they added scallop and black caviar in the dish now). I absolutely love the pork belly that they use!! Not too fatty, moist and tender with golden crispy crackling🐽 I could eat them all day everyday! I gotta to say this is the Best pork belly I had in Melbourne’s cafe.

You can't go wrong when ordering their ‘IT’S NOT JUST TARO PANCAKE’ ($20) which has housemade ice cream, raspberry coulis, mango compote, oreo crumb, pocky and seasonal fruits. You just love the effort they put in its presentation. When it came out, we were shocked by the exceptional presentation. Pancakes were right and fluffy, and actually purple colour💜 well complimented with the toppings.

The staff is very friendly, even gave us two blueberry muffins to sample for free. It was yum as well!! Great coffee too! How can you not love this place⁉️ which is why I am planning to come back here for the coming weekend☀️

This time We ordered the CRISPY PORK BELLY IN THE SEA 🐷🌊🌊 ($30) It is def not cheap but well worth the price tag. It got scallop, braised abalone, caviar and a large piece of pork belly in the plate, which is not the ingredients you expected from a cafe. AGAIN! I can’t say this enough. It’s still THE BEST PORK BELLY I HAD IN A CAFE. All the ingredients were top notch and we enjoyed it a lot.

For the sweet, THE AQUA ($20) 💙 was an unusual decision as this is the very first time we ordered a smoothie bowl in a cafe. Look at the spirulina blue and green colour, it is outrageously vibrant🐬and those seashell vegan balls. I mean who doesn’t love to have a bowl of ocean for breakfast!? (Don’t worry, there’s no fishy taste in the bowl 😅) It’s a Instagram star right there 🌟 It tasted delightful and refreshing, I felt instantly healthy after having it 😆💪🏼💪🏼 Perfect for the summer or post workout 🏄🏼🌞
The cafe has everything! Great location, fabulous looking menu and coffee that makes you go ahhhh, as well as very innovative and super delicious dishes. I can only fault the service, even that only in a minor way.
We walked in without a booking and seated immediately. The cafe looks and feels like others we frequent, small but basks in the warmth of a sunny day. I was dying for my first morning coffee was slightly disappointed when the waiter didn’t suggest it.
The other, again very minor, the Super Green Salad with Grilled Chicken came first and about 10 minutes later the Crispy Pork Belly by the Sea. Mind you this cafe is right up there amongst the best. But for the dishes to come to the table separately, it felt I was at a Chinese cafe or restaurant when they often do this.
The dinner I had here was wonderful. The gnocchi was a creatively balanced Asian Italian fusion dish with complementary flavours and textures. The pork belly was so tender with thin crispy skin, and the best part was the freshness. Never tasted roast pork belly so fresh at a restaurant, not one at this price point. The complementary dessert was something like brownies with pecan nuts, with a perfect level or sweetness and a balanced pool of flavours created by chocolate, citrus puree and nuts.
Will definitely come back again, in fact, the dishes were so good, creative and superbly beautiful that I strongly recommended my friend who's a cook to come here and learn from them.

I normally don’t venture out to this side of town much for brunch, but I felt enticed after spotting some gorgeous photos on social media that Syndicate Room was dishing out.
The Miss Syndicate Avocado is next level- it’s not just your typical avo on toast, and is nothing like I’ve ever seen before! What essentially is ‘avo on toast,’ Syndicate Room’s version of this dish brings out so much pizzazz through its vibrant plating. The beetroot purée, pumpkin and ginger purée, and red cherry tomatoes decorated around the plate, with a generous load of avo on 2 multigrain pieces of toast is just spectacular; a contemporary work of art! Whilst I can’t boast enough about the appearance of the dish, taste wise- it was not too exciting, quite average. The toast was a little too hard for my liking.
Although I didn’t get a photo, my partner also ordered the Salmon Benedict. He gobbled it up and cleaned the plate so quickly that this was probably an indication of how delicious it was. It was certainly a huge dish packed with quality and tasty ingredients!
For something a little sweet, we ordered the caramel milkshake. Wasn’t overly sweet, and just perfect!

I'll be honest... When I got out of my car to a sparse street, with little on it other than Syndicate Room; a pretty quiet cafe at 10AM on a Sunday; and then spotted the cursive writing on the menu... I raised an eyebrow.
Boy, how happily wrong I was! Syndicate Room is the real deal, and not to be underestimated.
The menu is jam packed with innovation and variety at a level beyond what I have seen in breakfast cafes before, with a good mix of sweet and savoury options to boot. The interior is fresh, spacious, and full of light. The food is colourful, vibrant, beautiful. The flavours are bang on, well thought out, but not too cautious.
Tried the breakfast board and Uncle BOB (bowl on bay); both of which were stand out dishes. Loved the perfectly cooked pork in the Uncle Bob.
I was so impressed with my visit to Syndicate and absolutely can't wait to come back. Whilst finishing my meal I was already plotting my second return! See you soon guys! Highly recommended.

We visited late in the afternoon so were only one of two tables there at the time. The food took ages to come out but all was forgiven when we saw how pretty and colourful all the dishes were (I wonder if anyone has ever tried to eat the little plastic figurines that come with the taro pancakes?) Portions were great and everything tasted fantastic.
Went for the first time over the weekend with a group of girlfriends and had a fantastic brunch experience. Recently I’ve become a bit cynical of the Melbourne brunch scene so it’s nice to visit a place where the food is reasonably priced with satisfying portion sizes, plus gorgeously presented AND tasty! I had the ham eggs Benedict, which came with the yummy addition of sliced apples, went perfectly with the dish. Coffee was also great and service was friendly and attentive. The venue was also a nice size so tables are not crammed together and not overly loud either. Overall highly recommended!
This is in the middle of nowhere, a cafe on a road, not especially visible either, no especially funky or with a special vibe, but they do well what any cafe has to do, which is create wonderful yummy visually orgasmic food. I visited on a Sunday, and the place was full of families and the vibe wasn't that excited, but the food and the service compensated for going all the way to that place. I had a lovely beetroot latte, first time ever, and the most beautiful yummiest avo smash I have had in Melbourne. They make an effort and plate all their dishes wonderfully, so the whole experience will please all your senses.

After visiting the Syndicate Room cafe back in March and loving our experience, we have been enjoying reading all the great things that people have had to say about this cafe. At Syndicate Room you can expect to be served a great cup of coffee and an innovative range of brunch classics and more creative options with a tasty asian twist. If you can’t make it for brunch, then you’ll be pleased to know that they are now open for dinner and continuing their flare for creative deliciousness at dinner time too.
We had the Pork Belly with scallop and mushroom and also the baked eggs. Both great dishes, coffee was good, and it’s got a nice atmosphere. I’d come again.
Impressive menu and attentive service. I ate the vegan board and my friend had poached eggs. Wait time was a little long, maybe 20-25 min, but with such a large menu and ambitious meal, this was expected. Coffee was great, but the meal didn't quite meet expectations. The meal would be better served on a plate or bowl, as I found the meal difficult to contain on a flat board. Additionally, the fried mushroom was very heavy and oily, it would be better cooked grilled or roasted.
Came back to this amazing place for round 2! And we will be back for more. The pictures speaks for everything - great customer service and quality included! With tonnes of brunch places around, Syndicate room has created its own niche.
An unexpected delight!
A nice cosy venue on Bay Rd seating about 30. The speciality is breakfast and they have nailed it. From the Nutella Hot Chocolate to the banana bread and pancakes. All of the dishes sampled were high quality.

I had the absolute pleasure of going to Syndicate Room for the first time on the weekend. It is in a good spot where it’s easy to get a park! A nice spacious cafe with room to move and nice decor. To start with, we ordered a latte and the Nutella hot chocolate. Wowww, that hot chocolate was thiiiiick and delicious! And I loved the little marshmallows, macaron and Ferraro Rocher on the side! We then ordered the breakfast board and the Waffles in Fairytale. The waffles were exquisite; not dry at all, the sorbet that went with them was SO delicious, and all the little fruits and treats on the side (such as cookie and macaron) just added to it all. The breakfast board was nice and big and filling - I loved the smashed pumpkin and the gorgeous zucchini and corn fritters. The Asian veggies were really nice and had great seasoning. The staff were very obliging and scrambled my egg for me instead of poaching which was lovely! The OJ was delicious and ice cold which i looove. Thankyou for inviting me for such a beautiful breakfast, I will definitely be back - it was well worth the drive! 😊
Nice cafe for a sunny winter’s day as you have sun exposure the whole day. Food is good (we had fritters and eggs Benedict) and the presentation very fancy. Waiters are very friendly but a bit unorganized.
I seldom write reviews, but I was so impressed by the beautifully plated, and delicious dinner I had here that I had to. I had the Uncle bob bowl. Amazing balance of flavours. The staff are lovely and attentive. Everything about this place is so on point, it’s hard to believe it only opened just recently. You should definitely make the effort to dine here before word gets out and you have to line up for a table 😊
Absolutely fantastic! Nestled in the centre of a business/ industrial area, this hidden gem blew our minds. Healthy, fresh, delicious food. Their food presentation is on a whole new level - everything looked beautiful and somehow tasted even better.
I’m not sure l remember a time that I’ve ever been so impressed than when my meals were presented at Syndicate Room.

This cafe has such beautiful food! OMG!!and the ingredients in the meals are very healthy and delicious. Coffee is very nice as well. Staff are very helpful & friendly. I can even bring my Vegan daughter here - menu for all! I shared the smashed avocado with my friend and each had a poached egg on top. Plenty of food & yummy! ❤️

The café was quite small but they made good use of the space and you didn’t feel cramped. The waitress was extremely friendly and accommodating.
I ordered a latté, and my friend order the Nutella drink. The latté was pleasant but not strong enough for me and the Nutella drink was super sweet and my friend loved it. For the main course, we ordered the “brekky board” and the chicken burger.
The brekky board was a large portion and had a wide range of foods on it including a ham and cheese tortilla, sauted mushrooms and a poached egg. The corn fritters and avocado made it especially delicious. The chicken burger was great, I especially loved how the skin of the chicken was kept on which added more flavour to the burger as well as the special sauce they added. The french fries were slightly undercooked but still quite enjoyable to eat. We both left very full and satisfied. Would highly recommend.

For meals we ordered the Noodle Noodle Crispy Pork Belly and the 'NOT ONLY TARO PANCAKES'.
What can i say... as you can see in the photographs their presentation was impeccable. I definitely wasn't expecting such detailed and beautifully designed dishes. I tried both dishes. What I loved about the crispy pork was the seasoning on the bottom,not sure exactly what it was,but it really made my tastebuds jump for joy. The taro pancakes were fluffy and worked well with the fresh fruit surrounding them. The pancakes aren't just a brunch dish, the presentation gives them a 'fairytale' feel. Highly recommend this café. I really believe this place has potential.. Great work!
Great, pretty food, great aesthetic, friendly staff at a good price. Recommend highly for a cute brunch place. Lots of vegetarian options and a mix of savoury and sweet.
This is one of Sandringham’s newest cafes and boy is it fantastic! Some really interesting and inventive dishes on the menu with a strong focus not only on it tasting delicious but it looking amazing as well! Think panfried crumpets (which gives them a French toast feel and flavour) topped with mascarpone and fresh fruit and candies lime. That’s the Crumpets Blossom and it’s delicious!
The breakfast board is also a good option. You get crispy corn fritters with smashed avo and a poached egg, a smoothie bowl, a ham and cheese quesadilla and an orange juice. Definitely the spot!
Their sweet treats are also delicious with the Nutella Donut being one of the best we’ve ever tried!
And if you like Nutella, these guys do a Nutella hot chocolate that will take your breath away!

I took the breakfast board, the ticks? The acail bowl was amazing, orange juice fresh, tortilla yummy with beetroot purée. Poach egg was good and avocado smash great. I wasn’t sure what was going on with the fritters though, it had a very gelatinous consistency that was appealing in the mouth despite the nice flavours. I felt like eating a fritter with a gummy raw egg inside! Sorry guys!
The Asian burger was good and spicy! And green!!!! On balance we liked the food and the service and would come back.

Such a trek out from the city to reach this newly opened brunch cafe in Sandringham down near the coastal regions of Melbourne. On the busy Bay Road, Syndicate Room is quite a small area, but its white walls, high ceilings and floor to ceiling windows facing the natural light give it a great spacious touch. At first glance, their menu is peppered with a wonderful array of healthy options incorporated into standard brunch dishes. Not only this, they have a great selection of unique and interesting flavoured drinks – altogether presented in the most stunning and creative ways possible! But it’s not just about the aesthetic, as Syndicate Room does not fail to deliver on taste at all.

While I’d seen so much social media hype over this cafe (amazingly plated ‘instaworthy’ pics) rarely does it ever truly live up to the real experience.
Syndicate room is the exception.
Everything was absolutely top notch. First off, it’s an extremely good sign if you’re taking close to 20 minutes to decide which dishes to choose because the whole menu appeals to you. Divided into sweet and savoury sections, the menu is very extensive, and everything just sounded so good!
During the decision-making process we ordered some coffees to get us through. Almond latte & iced almond latte. Both were delicious and strong.
We finally settled on the taro pancakes and vegan board and two more drinks (taro freakshake & Nutella marshmallow bomb hot chocolate).
Vegan board : I am by no means a vegan, yet this was one of the best savoury dishes I’ve had in a while! There were so many yummy elements on that plate that with every bite I tasted something new. Kale, carrots, interesting skinny mushrooms, strawberries! And a huge portion of avocado. This dish was healthy, filling and super delicious.
Taro pancakes: Yes they’re purple (which I think is awesome) but they were also so so light, fluffy and tasty! I also really liked the unconventional toppings - mango compote and homemade cherry icecream, genius!
The drinks: Taro freakshake - absolutely epic! One of the best naughty sweet drinks I’ve ever had! The flavour of the taro was subtle but earthy and delicious. The hot chocolate was the prettiest looking one I’ve ever seen and who doesn’t love a Nutella flavoured drink? The addition of marshmallows and a fererro rocher were much appreciated too.
Overall, if there’s only one new cafe I can persuade you to visit, let it be this one. It is absolutely smashing the Melbourne brunch game with its amazing attention to detail on every drink/dish and sensational flavour. Go try it for yourself!!

We were definitely grateful to have been asked so come along and try out some dishes from the Syndicate Room cafe along Bay Street in Sandringham. I must say not to much else around the cafe but office space so it was a good thing the food is good as this makes Syndicate Room a busy weekend destination.
Do yourself a favour and try the Nutella hot chocolate which tasted better than it looks and it looks pretty damn fine with marshmallows, Ferraro Roche, macaroons & fairy floss as garnish. A great start.
The blueberry smoothie was a viable and healthier alternative and dairy free with coconut water used instead.
For brunch we chose the taro pancakes & the Syndicate breaky board. The breaky board comes with a small açai cereal bowl, ham & cheese toast ours, corn/zucchini fritters, a poached egg and freshly squeezed orange juice. A perfect selection.
The taro pancakes that came out were something sensational. The plating of this dish was astonishing and you should truely check out my photos. Berries, coulis, chocolate oreo crumb, white choc twigs, mango, ice cream, candied lime and I’m sure I’ve forgotten others. This was our top dish of the day.
Coffee was good and strong.
Most of the people leaving did so with empty plates like we did which is a good sign indeed.
We have older relatives in the area so a good excuse to come back and try some of the other creative dishes on the menu.

Loacted in the backstreets of Sandringham lies Syndicate Room, a local café that has beautifully presented food. The staff are friendly and the atmosphere is light and fun. We decided to try a little bit of everything, but still options that everyone would love!
When the smashed avocado dish came out, we were in awe of how amazing it looked. Two large slices of toast with a generous portion of avocado, garnished with sweet potato crisps. The combination of the two was perfect as the sweetness of the sweet potato contrasted the savoury aspect of the avocado. The crisps added a nice crunchy texture to the meal and the poached egg made the dish more substantial and very filling. A great classic avo dish executed very well.
The pancakes were something different, and we thought the presentation of the avo was incredible, we did not see this one coming! The attention to detail is crazy and all the elements complement each other perfectly, from the colours to the flavours. The pancakes itself were extremely fluffy and I could not resist going back for another bite! The mango on top blended extremely well with the lightness. The sorbet contrasted the sweetness of the meal with a bit of a sour aspect melting over the pancakes. The coulis and oreo on the side was a nice addition and really enhanced the flavours more. By the sounds of it there are so many different elements, however, everything went perfectly with each other. You have to try this dish if you come here because it is seriously incredible!
Its been a while since I’ve had a decent breakky board, so I was excited to see such a decent board on this menu. The size of this board was quite large and was filled with some amazing menu items. The fritters were to die for. They were cooked to perfection, and the avo mixed in with it just topped everything off nicely. The little pita ham and cheese slices were probably the best part of the board. They were very filling and had a perfect flavour. It is one of my favourite things to snack on so I was so happy to see it on the board. The acai bowl was quite interesting. The acai was very icey so the berries sunk a little, however, the granola was super sweet and delicious so I really enjoyed that aspect. The OJ was smooth and not pulpy at all so I was very happy about that!
Overall, we did enjoy our feast here and would recommend trying this place if you’re in the area.

Highly recommend trying their taro buttermilk pancakes! They were light and fluffy and served with a raspberry/berry ice cream that complimented and added a tart flavour 😋
Also absolutely loved their ice betroot latte (almond milk) it was creamy and not too sweet!
Had breakfast at this nice little cafe before work today. Coffee was very nice and the food was even better! Presentation was on point and flavours blended very well together. Had the crumpet with poached pear and would highly recommend it! Rest of the menu was very intriguing as well so will definately be back!

A beautiful cafe with a quirky touch! Amazing food, which will fill your bellies up. The food is consistent in quality and quality! I am extremely please to have left full and satisfied.
In terms of parking, there is plenty of parking with no time restrictions. The cafe is spacious and has plenty of natural lighting.
I would highly recommend trying all the dishes here!

Syndicate room is the perfect brunch spot for Vegans and Vegetarians!
Location- Found out about this shot via instagram and decided to check it out. A new, beautiful and very classy looking cafe in Sandringham- it’s a mist visit for the locals. The place is really well decorated and has a very fresh vibe.
Menu- A paradise for Vegans and Vegetarians! It had been a while since I last walked into a cafe and took about 15 mins to choose what I wanted. The list is extensive for both- sweet and savoury- items. There are heaps of food AND drink options from healthy to sweet and fatty.
Coffee- Simply wonderful! Really well roasted beans. Got the white coffee and really liked it!
Food- Ordered the vegan platter and waffles. Firstly, I’d like to comment and acknowledge the level of thought put into designing the presentation. The waffles were served with sorbet, a really cute cookie, fairy floss and more pieces of goodness. I thought they were a bit sweet but delicious nevertheless. My vegan platter was flawless. For $21 I was satisfied with the quantity and the taste! I’d definitely pay that again for the platter. Each veggie/ fruit had a different flavour and was cooked really really well. The presentation, again, amazing!
Other drinks- Also decided to get a very healthy green smoothie. I am generally never a fan of green drinks, but I think the smoothie today changed my mind. It was wonderful!!
Service- a bit slow but you can see the are trying. The staff built really good rapport with their customers and most people left Syndicate Room with a smile.
In all, GREAT WORK Syndicate Room. You have a new regular customer!
Nice new cafe. They put a lot of effort into their dishes with quality and presentation, generous servings and cheap prices. Great coffee. Only con is that I hate using butter knives.
The Syndicate Room has become easily a local favourite of mine! I was crazy impressed with the quality of the food and coffee! My expectations were not set incredibly high as it is in quite a small location and I had not heard a great deal about them as of yet - but I was blown out of the water and pleasantly proved wrong! I ordered the rainbow granola and my partner ordered the BOB bowl! 🌈 We walked away feeling full, content and ready for an afternoon siesta. 🐣 It was an average price range but you definitely got bang for your buck! I will be back! 🤪 If you’re ever in the local area of visiting Southland - this cafe should be on the to-do list for a pit stop!
What a great new cafe! Friendly service, plenty of space and the food was incredibly delicious. They ticked all the boxes for me as a mum too:

Syndicate Room has a great atmosphere. The interior is nice and their dishes are incredible! Lots of flavours and colours and the dishes are cheap as well!
Syndicate Room is Sandringham’s brand new eatery, less than 5 mins drive from Southland. It’s location is a little inconspicuous – although the constant stream of take out coffee customers show it’s already building a strong reputation. The decor is crisp and modern, a perfect fit for the newer style space. Parking is a little limited but you can park on nearby streets if you need to. Service is friendly and it was lovely to see that despite its relative newness staff were building up a good rapport with regulars.
I dined as a guest of Syndicate Room on New Year’s Day and wow. Is it too early on the 1st of January to say this is cafe of the year? Open a mere 2.5 months and they’ve already absolutely nailed their execution of phenomenal flavours and stunning plating. When it appeared at the table I didn’t know if it was my breakfast or a work of art! Lots of unique dishes and many involving taro. It’s great to see something different on a brunch menu in a world of smashed avocados. Drinks wise I opted to try the iced beetroot latte. I love beetroot lattes but have never seen an iced on the menu and this was perfect for the warm day. I followed it up with the breakfast juice which was deliciously summery.
Definitely bit off more than I could chew with the mango smoothie bowl which was a very generous serve of utter heaven topped with lovely fresh fruit.
The absolute showstopper were the corn and zucchini fritters. Just bursting with flavour and so many delicious elements from the smoothest of avocado mousses to the silky beetroot purée and everything in between. The grilled kale and salsa were a perfect bed for the perfect poached egg and delectable fritters. Just exceptional.
We finished the meal with a sensational looking freshly in house baked muffin that the staff handed out to all the diners. The entire experience was just faultless and I can’t wait to return. If you are ever at Southland shopping centre a flawless lunch awaits a mere five minute drive away
100% worth the trip down there to try this new little gem of a place. Syndicate Room sits along Bay Road in an unassuming block, but if I'm right - soon to be a hive of activity. Fresh, light and modern with huge windows and high tables, the space is inviting and friendly. Lovely staff greet with a smile and know the dishes back to front. The menu is as diverse as it is delicious. Something for everyone including quirky flavours and beautifully put together traditional brekky dishes.
When unable to decide, go the brekky board! A mini acai bowl, cheese and bacon tortilla and corn fritters make up what turns out to be a very filling meal. If you're up for something packed with flavour, their vegetarian mixed mushrooms with a poached egg will put a smile on your face, particularly the wasabi goats cheese cigars that act as a side; but could easily come in a serve of 6 that I'd devour. Good coffee, iced drinks and smoothies are also in abundance, along with take away items for a quick brekky or lunch on the go.
The big surprise? Their Bucket List Mega Taro Milkshake is just that - Bucket list item! It should definitely be on yours. Perfect for those with a sweet tooth or just anyone who likes a challenge. Syndicate Room just shot to the top of my must-visit this summer places in Melbourne. Get at it.

Their menu includes a variety of unique and interesting dishes. We also love the fact that they prepare their food onsite - nothing better then fresh house made icecream, muffins and slices!
We started off with a mocha and banana smoothy. Coffee was good and the smoothy was well presented, thick and creamy.
For brunch we ordered the breakfast board and the butter milk taro pancakes. Both dishes were presented well and tasted delicious! I couldn’t believe the breakfast board was only $18, such great value! It included a stack of delicious zucchini and corn fritters with smashed avo, a poached egg, beetroot purée, bacon and cheese tortilla, a mini açai bowl and freshly squeezed orange juice. There was quite a bit happening on the board but it kept me happy.
The taro pancakes are a must try though. The presentation was top notch and the ice-cream was divine! The chef changes the ice-cream flavours regularly as they use fresh seasonal ingredients and prepare the icecream in-house. The ice-cream flavour of the day was cherry and raspberry that worked well with the fluffy pancakes, chocolate cookie soil, raspberry coulis and fresh fruit.

This little cafe was such a surprise.. hidden along Bay Rd & we didn’t even notice what the name of it was, but the food was amazing and so beautifully presented. We’ll definitely be back.

I walked in to this very bright and open little cafe. The music was really loud and i think I was their first customer. The guy behind the counter didn’t actually hear me come in and had his back to me.
I took a seat and read the menu.
Straight away, the menu seemed strange and oddly cheap. The one A4 white glossy menu had no sub headings and just a list of food collated of breakfast, lunch and other assorted dishes.
Here’s me criticising pointless things again...
I order the mushroom dish and didn’t really have the biggest expectations. But was pleasantly surprised when I was given a beautiful plate.
The flavours were great and the dish was unique, so to were most of the meals I read in the menu.
I love reading a menu with dishes that I haven’t seen before.
Nice coffee, weird menu layout but great menu items, nice bright, clean space and for me, close to home.

It’s some the best quality and well portioned eateries in Melbourne. The quality is just as good as some of the big restaurants which are 3 times the price.

The portion sizes are very generous and the presentation is definitely instagram worthy. The vegan board, omg was it amazing. Flavours, variety and textures are all spot on. I enhanced it a side of bacon which made it that little bit more delicious.
The taro pancakes were light, fluffy and purple. It was presented so beautifully with little miniature toys.
Oh the tumeric latte was the best I've ever had. Thick rich and strong in tumeric flavour, there was nothing to fault about it.

This is it. This is where you go for that rare combination of extremely unique food (pork belly and lotus roots, what?!), beautiful presentation for the Insta, affordable prices and friendly staff.
Sure, the place and area is not as "cool" as other brunch spots, but this is by far the best brunch spot in the south/south-east region and dare I say, all of Melbourne. Hit it up while it's still relatively unknown and be sure to get the pork belly (crispiest pork belly I've ever seen, amazing mushroom and lotus salad).
Nice coffee and well decorated and yummy dishes. The staff are really friendly especially the guy on the counter. I spent 4 hours there working on my laptop without any complaints from him.
Holy moly. Partner took me to this place for breakfast on a low key sunny Sunday. Thoroughly impressed with our VERY fulfilling meals. Photos don't really do justice (bad lighting), but food was prompt, super tasty (I told her that if I could eat like this all the time I'd go vegetarian), generously portioned, presentation was spot on, staff were friendly. At its price point, totally worth visiting. Orange juice I think was freshly squeezed, eggs were poached to perfection, the beetroot puree complemented the dishes, generous amount of feta, grilled chicken was smoky and tender, cous cous was to die for, even for a picky person like her, she managed to finish the entire plate. We both agreed the mushrooms were a tad salty though.

I often pop in here for a coffee. Never had a bad one yet. Usually get a park but I do tend to be "off peak" but there is plenty of parking on the side road. Nice staff, clean and friendly atmosphere.
