What can I fault with this place absolutely nothing me and my partner have been coming here for the past 4 years and every time the standard is exceptional the sandwiches are flavoursome and beautifully presented the cakes are all home made and delicious and the scones with home made jam and cream is heaven! I believe by far they're the best scones in Perth!! The service is very friendly the decor has that old country style feel and just makes you feel relaxed in the beautiful Swan Valley � would highly recommend to anyone and I'm sorry the people who don't like this place complaining about food need they're head checked that is all!
Highly recommend the high tea! We had a lovely room to ourselves, the table setting was beautiful and the food was first class. The staff were very attentive and went the extra mile by presenting my Grandma with a posy of flowers for her birthday! Well done Cottage Tea Rooms!!

Cute quaint place. Scones are delicious. Don’t have a huge range of savoury food but nice for a light meal that is well priced. Range of teas is wonderful!
We came here because I had a gift voucher. The food was fresh and very tasty and the staff were very friendly and helpful. Will be going back again for sure. The clotted cream on the scones was heavenly and the mushroom and ricotta quiches were to die for as was the salted caramel meringue tarts. All in all a ver pleasurable tastebud experience and will be back again soon!

Just a short road trip from Perth city and you will find the cutest little tearoom. You do need to book in for high tea but alternatively can order a la carte. As part of the high tea you are served English breakfast or tea of the day which I found odd as generally you are allowed your choice blend and there were some really amazing sounding ones such as mint slice and peach apricot. I'll forgive them this though as the atmosphere was delightful. Seriously quaint country vibes. Warm, friendly staff and the sweet treats were all absolutely delicious too. Well worth the trek for a lovely afternoon

Cute, kitsch and a little bit quirky, Cottage Tea Rooms is a gorgeous spot in the Swan Valley perfect for a spot of tea and a sweet treat. Visited today for a friends birthday high tea and we had a lovely time. The interiors are so cool - wander through the old cottage and choose a room to dine in. Our party had a room to ourselves and it was lovely and intimate. The high tea was very country-ish with your usual fancy fares, but totally made with love and that grandma feel. Highly recommend the Apricot and Peach Tea - so divine and comforting. Stand out food included the Salted Caramel Meringue, Beetroot and Cream Cheese Sandwiches and Red Velvet Cupcakes. The scones were also a lovely treat. A gorgeous spot that I'd love to visit again!
Really enjoyed our afternoon tea and cake here on the weekend. They have converted an old house into tea rooms really nicely with seats in the garden out the front. (Some seats are a bit close to the main road which gets quite busy.) Scones were ok (a tad dry for my liking) but the cream and fresh jam went down a treat. The Earl Grey tea we had was also surprisingly fruity and flavoursome. The banana and date cake was the clear winner. Not too sweet, nice and moist with just the right amount of icing. Very casual and welcoming atmosphere where you don't feel guilty spending a few hours. It's a must do for a relaxing Swan valley experience
A very cute little cafe! Inside is a bit squashy, but the food is very reasonably priced. There isn't a great range on the menu but the scones and sandwhichs are great for a homely lunch. The Scottish lady at the counter was also very helpful and friendly! It is a nice place to come with a small group of friends.

Best lemon meringue I've ever had!!! Quaint little place just off the main drag with plenty of character. The tea was perfection, we had turkish delight & english breakfast. We ordered the last piece of lemon meringue cake and it was to die for! Had there been any more left we would havd ordered more! Only negative is the place could use a freshen up - window sills cleaned & a fresh paint job with some decluttering but otherwise a job well done 👌
A very quaint little gem with a whole lot of heart! Cottage tea rooms is an adorable little spot perfect for a light lunch and a cup of tea. With pages of different brews and flavours, there is a tea for everyone. For something a bit cooler The iced coffee was very much a standout!
FINALLY! I've been wanting to visit this beautifully presented little gem for such a long time. Surrounded by gorgeous views, the understated exterior leads you to a cottage filled with old world charm.
We had the high tea. The food is delicious and generous, all homemade and the waitresses don't fail to deliver it with sincere smiles. They have some of the best pastry shells I've tried - delicate and not overly sweet. The meringue with caramel butterscotch filling was devine. You also get an assortment of frittatas, quiches, sandwiches, etc. I wasn't a big fan of the mini yellow macaron though - reminded me of lemon detergent :s but that was my only whinge.
Delightful teas (full tea menu) and all served on pretty Chinaware. Loved the experience and will be back to try more on the menu.

High tea is one of my favourite indulgences. Previously I have enjoyed high tea at Maddison Cottage but I haven't really had it anywhere else, other than at friends houses. One Saturday, we had a family afternoon tea at the Cottage Tea Rooms in the Swan Valley. Id driven past it on West Swan Road before, but never realised it was there! The family run tea rooms are decorated in a shabby chic way and is a nice spot for coffee and cake or a light lunch. There was a large group of us, about 15 people, so we took up an entire room (2 tables). There is tea and plunger coffee available, though as the waitress said "this isn't called High Coffee!" Exactly! I enjoyed copious cups of tea all with my pinky finger sticking out! I like to pretend Im a bit posh lol
Great old fashioned service and homemade delights. I recently had my 50th Birthday celebration here. Myself and my 50 odd guests cannot rate the service and food here highly enough. Very rare in this age to have FRESH, HOME MADE jams, butters, sandwiches, petit fours and little savouries. I go to various High Tea's once a month and this is by far the BEST in Perth!
Very friendly and the service was incredibly fast. Loved the whole feel of it. Perfect for our little family.

Wonderful high tea!. A group of us young ladies enjoyed a lovely high tea (for $35 pp) this afternoon at the Cottage Tea Rooms. This quaint little cottage has the perfect feel for a high tea, down to to the cute knick-knacks and gorgeous crockery. As we arrived we saw a beautifully set table reserved for us (you need to book the high tea in advance), and were promptly served. We were given an incredible choice of a variety of teas, and because we were the only high tea booked that day, we were even allowed to order separate pots of teas each. (From what I understand, on their busier days they tend to limit it to one pot per group as they can run out of pots fairly quickly).
We tried the Strawberries and Cream, Turkish Delight and Earl Grey- all were lovely!
For food, we were treated with many different home-made choices, mostly vegetarian, and all delicious! There were scones, quiches, sausage rolls, sandwiches, macaroons, and various other yummy sweets. We were even provided with a little take-away container to take home the leftovers!

Delicious High Tea. We went to the Cottage Tea Rooms this afternoon for High Tea. It was set in a great atmosphere, elegant and a good laid back feeling. Even though the portions of food seemed small when served, we were unable to finish it. Great place, great service and great food. I will be going back!
Super Cozy and Super Friendly. What strikes you first about this wonderful little eatery is how quaint the atmosphere is: from the dainty cushioned chairs on their front porch seating, to the rustic tables inside and knick-knacks adorning the hallways.
Then our scones and tea came out; wonderful! Quality food presented very well. On our first visit, our friendly blonde waitress accidentally brought us out an extra scone and, upon realising the mistake, offered to let us have it anyways as to not be wasteful. We were delighted to accept.
On our most recent visit the dark-haired lady behind the counter was very courteous as I battled my indecisiveness reading the menu. There is an impressive selection of tea and hot drinks, sweet and savoury scones and sandwiches, so the decision can be difficult. I ordered a curry egg salad sandwich and a walnut and apricot scone. My partner ordered two savoury scones and a slice of vanilla cream tart (can't recall the proper name, but It was delicious!) You can feel the dedication that goes into each one of their servings and how much they enjoy what they do.
We left happy and rolled home.

Shabby chic high tea. The charming tea rooms are housed in a renovated 1950’s cottage and the shabby-chic furnishings add to the quaint appearance.
High Tea is served anytime of the week although it must be booked in advance at least 2 days prior. The cost is $30 weekdays and $35 on the weekend. The High Tea menu features mini scones, mini hot savouries and a tiered platter assortment of mini sandwiches, mini cakes and chocolate dipped strawberries and chocolate. It comes accompanied by leaf tea or plunger coffee if preferred.
There is a large garden out of the front of the tea rooms with plenty of seating. Children will love seeking out the gnomes in the flower arrangements.
There is also a small play frame but you will need to keep a very close eye on your children as it is positioned close to the busy road and there is no fencing around it.
We just popped in for coffee but couldn’t resist a slice of the home made lemon meringue pie which was delightful!
The simple, reasonably priced, menu lists a range of sandwiches , all priced at $7, savoury or sweet scones at $4.50 and cakes at $5. Gluten free scones and cakes are available.
The scones were delish, wish we had have opted for the high tea because it looked great on the table next to us. Go for a flat white.
Wonderful High Tea. I was taken to the Cottage Tearooms for my birthday, yesterday, with my family. It was the first time we had had the High Tea, although we had been to the Tearooms beforefor the homemade cakes which are just to die for. What a lovely morning we had! The food was beautiful - the freshest of sandwiches and yummy little cakes, delicious leaf tea and the service was great! The ladies there are so friendly and just made my birthday!! Thank you so much from all of us.
Gotta say that this humble little place is sensational the owner was delightful down to earth and let me tell you she can cook and the lovely lady helping her was also delightfully lovely as well just a all round wonderful first time high tea experance . Highly recommended
THE BEST DAY OUT!. Had a great day today! Would certainly go there again and recommend it to everyone!! The service was great, food was to die for! And the tea.. Oh my god! I drank about 2.5 pots and my Mum had 2.5 pots too! The staff there are lovely, and such a wonderful day out! The scenery was lovely and there was just nothing to fault! Even the little gifts there for sale.. Just beautiful! Everything was evened out nicely, the presentation was amazing and i just loved everything there!!!

Lovely high tea. Seven ladies met for high tea. We enjoyed bottomless pots of nice tea (and coffee for one of us). The dainty scones with homemade strawberry jam and rich cream to start were very nice, followed by homemade mini hot savouries. All very tasty. This was then followed by a three tier platter starting with crust less mixed sandwiches, moving onto mini cakes, cream filled profiteroles and French macaroons and finishing with Baci chocolates and grapes. The day we went was a Sunday and very busy, but was still good. We were not restricted to a certain time frame, being able to chat on for long after we had finished trying to eat everything we were served - a difficult task indeed. One of our group required gluten free and this is happily accommodated with prior notice. At $30 per head, this was a very reasonably priced high tea. We will visit again!
Perfect High Tea. If you are looking for personal service, wonderful venue and delicious food, then you can't go any better than the Cottage Tea Rooms. 18 wonderful ladies had a perfect high tea to celebrate a bride's final single day. The ages ranged from 1 to 79 years and everyone thoroughly enjoyed the occasion. A huge thank you to all the team who magically provided the food and continous tea. We will be recommending the experience to our friends and family and will be back :)
Wonderful High Tea. My friend and I visited for high tea and we thought for $30 it was the best we had ever had. Unlimited supply of hot tea, beautiful china and the food was delicious. We enjoyed browsing around the cottage at the variety of home-wares and furnishings. The staff were really friendly and everything was made on the premises except the macaroons. I think the owner has gone to alot of trouble to make it such a lovely cottage to visit and there are so many cakes and scones (all home made) to choose from if a High Tea isn't your cup of tea.
Went for High Tea with 5 other friends - the decor and table looked fabulous with fine china and cloth napkins. The food was scrumptious and we even had left overs. The staff were friendly and obgliging considering 2 of us do not drink tea. They supplied plunger coffee. We were in a room of our own and as we only meet every 6 months it was lovely not to be in a crowded area. Would recommend high to all and the price is very reasonable.

In terms of food, I can confirm that my lemon meringue pie was absolutely delicious! To say my morning was a delight is an understatement, I was feeling so dreamy and smitten with the cosy cottage that I forgot all about upcoming essays, tests and assignments.
As in the name, this lovely old cottage turned into beautiful tea rooms filled with cute paintings and items. The scone was exquisite, which went perfect with the tea. The tea pot and cups were somewhat antique and unique. Their coffee may not be the best kind so I’d recommend tea for future visitors.
Haven’t been here for a while, definitely still the best scones around. Our food & drinks came out swiftly even though it was very busy with a lot of high tea bookings.

Enjoyed a pot of English breakfast tea, which was served in a very cute teapot, hot and was made with loose tea. That was a pleasant surprise as other places have simply used teabags.

Plain, fruit and cheese & bacon. All were really delicious. Really wanted to try the date scone, however this was sold out early!
Was a very quaint place to enjoy morning tea and would definitely go again. Had a small play equipment for the littles but other than that they need to self entertained.
Very accommodating place. Initially booked for 3 for high tea then phoned the day before to see if we could add another to our group which they said yes to. Very old, quirky tea rooms, literally looks like a little old cottage. We went on a hot day and sat inside. The room was a perfect temperature and our waitress was very friendly. There was a lot of food provided for each person and for $35, this is one of the best priced high teas we've been to in Perth (have attended 7 different high teas so far). The food was fresh and tasty and was brought out in a timely manner. We were served by Anne who was friendly and kind and made sure everything was perfect. In the selection of foods, there were items that we hadn't had before (like the beetroot and feta pastries) and a few others. All the food tasted fresh as though it had been cooked on-site. We have recommended this place to our friends and recommend for anyone looking for a great high tea at an excellent price.

We booked in for the high tea, knowing that Cottage Tea Rooms advertise having "the best scones in the Valley". As these were the only scones I've had in the Valley it is hard to disagree.
The scones were indeed delicious. As was the whole selection of sweet and savoury goods. Coffee or tea is provided. And the service is very good.
How much better would these scones be with actual clotted cream? I can only guess.
