Review The Premises - Melbourne

Mitsuhiro Kato
Ordered waffle benny and BLAT, two cup of coffee. Foods not only taste good, but also looked beautiful! Excellent cafe!

food was amazing. I went for a lunch today in the premises and I have tried new menu with great options in affordable prices and I must say it was delicious specially middle eastern breakfast.i am very happy with the food but not the service. staff was quite, not welcoming and didn't came to the table after waiting for 15 min and I had to go inside for menus and drinks, but they were talking to each other. I could give 3 star rating for that but for the food only I have given 5 star. if they do amazing service I would love to come back often.

Absolutely delicious food, quick service, and great coffee. šŸ‘Œ

The food and coffee are decent but the service varies between fine and atrocious. I've been here half a dozen times and the wait times to place an order, when the cafe isn't even at a third of its seating capacity, has been a joke. I won't be going back, gambling on whether I get to order in 5 or 25 minutes just isn't for me
Patrick Mottram
Food was good, coffee was ok but the staff weren't great. Unhelpful and unfriendly, didn't bring any menus, water or come to take an order. Went up to counter after waiting a while and got an grumpy "what do you want?". Some basic customer service would have been nice.
Gaumzi
One of the best cafes in Melbourne. Their coffee was just fantastic. loved their southern fried chicken burger and would recommend everyone to try it once. The serving size is quite generous so make sure you starve yourself before going here. Service is quite good too and the staff are very polite and friendly.

Nice place to have a cup of coffee that what we tried and it was nice. However, when we arrived we did not see anyone come and get our order or show where we should set. Moreover, the tables outside are not stable and shaking. It is hard to set and use it. The coffee taste is not super but it is fine.

Customer service lacking. Each time I go back I hope it has improved. Food is ok. Coffee is hit and miss. Make sure you have time on your side.

Really great cafe! There were so many gluten free options, good atmosphere and nice service. Highlight was the Mushies on toast.
Kj_44
Absolute delicious brunch! We had the beef hash & the chicken burger, the coffee & chai lattes were also excellent. A really interesting menu with fantastic service as well. Will be making this one of our regular brunch spots now for sure!

After a long morning playing vr down the road, my mates and I booked a table here. I enjoyed the service and the food was good. It's a nice cosy space and quite busy.

I would say it's a nice place to go to if you are in the area.

This is the 2nd time I've been here. Coffee is consistently good. The food here is not only great but also creative/unique. Ordered the potato mash - the beef brisket was cooked perfectly and the dish was flavoursome.

I really liked The Premises. The only downside was that the staff were not very attentive and it took a while for us to be able to order.

I ordered the Kimchi Bowl. I was really pleased that there was a lot of flavour. A lot of these kimchi or sushi bowls Iā€™ve had in the past have lacked flavour but not this one! I think it really helped that it had a really flavourful sauce. It was also great that they used a variety of different types of mushrooms. My favourite element of this dish was the cauliflower! The serving size was also huge, it was big enough for two people at least! I really struggled to eat it all.

Definitely worth checking out.
Hello
I payed $5.70 for a coffee in a keep cup, and they barley filled it half way. Iā€™m not sure why. Iā€™m sick of paying so much for a cup of milk and not even getting enough for what I payed for. Literally still soy milk left in the steamer, but canā€™t be transferred to the cup.
Quince And Cheese
Had a really nice soy flat white here (as well as an awesome avo toast that I sadly forgot to take a photo of). Staff were really down to earth and attentive and the vegan and vegetarian options are pretty extensive. The space itself is cute and mostly wooden, but in a "grandma's house" way rather than a "Scandi-inspired furniture store" way, which is a breath of fresh air for the Melbourne cafe scene. Keen to visit here again next time I'm in the area.

Not a bad place for a bite and good coffee but can be pretty expensive. They make a good egg and bacon roll with brioche bun and their in house relish.
Very Middle Eastern influence in their food, the occasional French toast aren't bad either.
Dave Presser
Great brekkie, super friendly staff and air conditioned! Easy parking as well as it's right across from train station.
Will definitely be going back to this gem of a place!
Ashish Reddy Chintala
Really good location, next to the station.
Staff is very friendly and the food is good.
This place has a special vibe that will make people feel pretty comfortable, maybe because of the odd style seating they have.
Quite impressive, must try..
Btw, Coffee here is just yummm..
Ana
Very nice place, cool deco and a lot of option to seat! Very good vibes with an amazing playlist! Good coffee if you are into a bitter long black like me! The Green bowl was unfortunately tasteless... A lot of oil but not olive oil. I had to add salt and peppers couple of time. Presentation was good, vegetables fresh but for me, it needs more flavour! Lovely staff anyway and I will be back to try something else!

Unfortunately it used to be so much better. The menu is always inventive but the execution has went downhill. The greatest loss has been the change of wait staff, seemingly more concerned with their bohemian image than their job. I hate to write anything negative about an establishment that i was a prior loyal customer to but little things have led to their downturn and it's something that management and owners should be aware of
Satyacena
The food is great and the ambience is good. The quantity of food is perfect. The location is apt just opposite the railway station. Crowded though, you will be lucky to get a personal table of your own on a bright Sunday morning.

Rating 4.5
Went on a rainy sunday for brunch and it was busy.
Got a window seat which was fine, and the waitress that was serving us was very friendly and attentive.
Ordered the special, pancakes with marmalade and poached pear. Was really tasty as i am a bit of a sweet tooth. My partner got the chilli crab scramble which was ok, but under seasoned which was a shame. Coffees were a bit of a wait as they were dealing with a number of takeaways, so i had to check with the waitress on them, she apologised for the wait and they came after we finished the meal.
But to make it up to us they did not charge us for the two coffees which was unexpected! Pleasantly surprised.
A good experience though, will definitely return, great atmosphere and i thought it was a great meal

Today was just coffees but we have been here before for food & it was really good.
Coffee & carrot cake were good the carrot cake was actually amazing and hard to share.
Staff were friendly & attentive in a very busy poplar cafe.

I had made up my mind to order the French Toast even before I stepped into The Premises for brunch on Sunday. So when I couldnā€™t find French Toast on the menu , I asked one of the staff and to my disappointment it was a ā€œspecialā€ and have been removed from the menu but may return next week!! So we went for Beef Brisket Benedict and the Pancake which was one of the weekend special. We also ordered the almond flat white and single origin flat white. The coffee was really good and we enjoyed the beef brisket Benedict a lot which was so tasty and light on the soft brioche bun. The pancake however was too dense and a bit undercooked at the bottom that we have to ask them to make us 2 fresh pancakes to replace them. We didnā€™t enjoy the pancake. To finish, we ordered ordered filtered Euthopian coffee which was light and delicate.

I've been here twice and both times ordered the pulled pork. Its delicious here! I just wanted more! Staff were friendly and the food came out fast. Can't wait to come back :D

I live in the area and had never heard of this place! I was searching on Zomato and found it and thought Iā€™d give it a try! It was amazing!!! I got the avocado with vegan feta and it was insane! This is now my fave local spot to eat and I want to try the entire menu! Everything was perfect and it was just the right amount of everything on my plate! I also got the hot chocolate with almond milk and it was a dream šŸ˜šŸ˜
Iā€™m so happy i can drive down the road and know Iā€™ll get an amazing meal at this place!
So happy I found it !
The Pet Roo
I wanted porridge on this cold day and ensured it was oats based and not this fancy chia imitation that seems to be the in thing today. Banana and toasted walnuts with honey was the weeks porridge on offer and as soon as my spoon went in i knew it wasn't perfect, way too set for my liking and didn't come with hot milk on the side. My friend had the apple pie waffles which were topped with goats curd and this is exactly what the porridge needed, something to stir into it to add that nice fatty layer of warmth and creaminess. Give me a nice creamy porridge and I'll keep coming back.
Kaseyzz
This is an absolutely good place to have a rest or catchup with frds. The place is cozy and the staff r nice. Hot chocolate is not too sweet and waffle tastes yummy.
Stephen Paul
Excellent menu that changes regularly. The coffee is exceptional. I enjoy this cafe immensely, however I would like to see a big breakfast option. If you were to order a breakfast with extras that you would normally get with a big breakfast you could end up paying over $30.00.
Monte Hudson
food has been great every time i have been here. always busy which is a good thing although it does make service a little disjointed at times although i think the layout with two street frontages is probably the main contributor. Really solid local.

For the love I have for the beef brisket, the pulled pork burger and the fresh juice, I am giving this place a four-star review.
I have been seeing people go and buy coffee, but personally I donā€™t think their coffee is as good as I expected. The milk foam sometimes are too thin for a latte, but the mocha is not bad.

Strongly recommend the beef brisket, my fav brunch since I came to Melbourne. The pulled pork is alway delicious, although I got confused how to eat it since they didnā€™t pile all the ingredients up as a burger. The market bacon is also very nice, I usually prefer bacon with more fat, the bacon here doesnā€™t have much fat but still won my heart.

A worth trying place if you are going to Kensington . :)
Charlie And Ko Reviews
It was ok. Nothing wrong with this very busy spot, however, nothing overly impressed us. We had eggs on toast with avocado. The avocado was harder than I would have liked and the toast was hard. Coffee was nice. Reasonably priced
Freia Hu
Nice little place to have brunch, friendly staff, didnā€™t have to wait long for the meal either.
The sticky date pancake is so addictive and a nice meal to share after the brisket meal and the brisket meal with extra haloumi cheese was delicious.
TweeVy Ngo
A nice warm morning to start off with strawberries and cream French toast. Loved the toast and the meringue. The overall dish was very sweet, the dish would have been better served with syrup on the side. My only downpoint about this venue are their toilets... which are ironically located off premises.
Wei-hsun Chou
First time was great but today was disaster. today I order the fried chicken burger and its burned . I send back the meal to remake again and 5 min later they give me the same chicken just scratch the edge . No apology and no explanation. How a lovely place. Never comeback again.
Corey Bruhn
Grabbed a cappuccino and a BBQ Roll to eat outside. The table was rocky, itā€™s pretty basic stuff to keep a table even. The egg and bacon roll was pretty good, nothing you couldnā€™t make at home in 10 minutes for a lot cheaper. But man that bloody cappuccino was fine as, definitely would come again just for that.
Liv'
Food was good but not too many ā€˜safeā€™ options for pregnant women.
All require quite a bit of alteration if youā€™re following the food safety guidelines.
Portions are on the small size too.

The Premises Mezze Bowl was delicious! I highly recommend it. Also had the sticky French toast but that was too sweet for me. Overall a good brunch cafe to visit.

Love here atmosphere. Came with my two girls. Friendly staff. BBQ roll is good. Don't miss it if you come here. Will back soon on other beautiful afternoon!!!

This place is actually one of the better coffee shops I've been in recently but it's nothing special.

The place itself it decorated nicely, plenty of seating and big open windows.

Staff and service were average, what you could typically expect from students or younger people in first time jobs. (I am young before anyone jumps on me, I just think a lot of younger people lack the basic customer service skills)

Coffee was nice, average. I had a cap and my partner had an espresso. Average on the price but there is cheaper around.

We also had two cakes which were $6 and $4, tasted nice and seemed fresh. Took a while for the whole order to arrive but nothing too major. Probably wouldn't consider coming in if it was busy.

Overall I'd come again but didn't stand out.

Went with my baby and friends. Generally nice staff, one waiter was very confused by who ordered what meal. Difficult place to manoeuvre the pram in, stairs everywhere. Food rather nice, very large meal of Bircher.
Urbanette
Not sure what the fuss is about. Ordered a supposed large coffee which was tiny in my view and not even filled up to the top. I felt the staff member that served me was rude too. Expensive as well in my view.

The Premises is my local, and thank god. The coffee is great, the service is friendly and the food is delicious. Regardless of how busy it is, your business is always welcomed with a smile and the staff are always attentive and accommodating. The Greens menu item is so good, I could eat it every day!

Dropped by the always busy Premises this Saturday morning after a small seasonal hiatus to enjoy their Mezze Bowl.Ā The Premises rarely disappoints, putting together innovative flavours in breakfast dishes that always blow away your taste buds.Ā The Mezze Bowl was no exception with an amazing mix of soft boiled eggs, char-grilled eggplant, labne, roasted cauliflower, fried lentil style fingers, with pickled beetroot, spinach leaves and sunflower and pomegranate seeds.Ā I had a side of halloumi, because where there's a side of halloumi I will be trying it.Ā To say this bowl is a flavourful start to your winter day is an understatement.Ā Love Love Love!

Very lucky to have The Premises within walking distance.Ā They have a seasonally changing menu, with the staples always available, but amazing new offerings like the aforementioned popping up every few months.Ā Highly recommended for an above average Melbourne cafe experience.

Amazing food! Was so hard to pick just one thing off the menu because there were so many interesting and delicious sounding items! Staff were very friendly as well. Dave Bendon

The Premises is cute cafe in the heart if Kensington. You'd be forgiven for thinking you were somewhere in Europe!
I must admit that finding the entrance door was slightly confusing (probably due to the unusual cafe layout). Once inside it was a struggle to be seated; but once we were, the food was excellent šŸ‘
I ordered the sticky date french toast - a fresh spin on a classic dish. Served with caramel shards, sliced fresh pear and ice cream, it was delicious.
The coffee was on the better side of average.

Went in on a busy and crowded Saturday lunch but we managed to get a seat by the window. Service was a bit slow did to have packed the place was, but remained friendly and polite. I had the lamb tagine which was fragrant, but still quite wet, and could have packed more of a punch in terms of flavour and spice.
The Biker Foodie
Very friendly staff, great interior. Coffee was good but expensive menu. $15.50 for two poached eggs and small serve of bacon on toast with basic presentation was a little over the top..

NOV. 2018
Dropped in for a coffee. Still great staff and excellent coffee with a smooth and medium to dark roast bean. This is a great place for a catch up or a well presented meal.

Really good quality food and coffee in a prime location in the heart of Kensington.
Had the hash which boasted with flavor highly recommend this dish! There has been no skimping on the quality of ingredients used at The Premises. The coffee here is also of good quality which is why I had two šŸ™Š

The cafe is welcoming with friendly staff and are pet friendly in the outdoor seating area šŸ¶

What a fabulous cafe! Beautiful and quirky interior, an odd layout, but I liked it - something different! Tables a little squished together, but allows more people to enjoy the place.
Food was delightful, and coffee was amazing! I ordered the pumpkin pancake special. Flavours worked together beautifully, and the pretzel crunch was to die for! A really great meal.
I'll be back for sure

Premises is my favourite cafes in Kensington. They always have delicious food on offer and they make a great coffee. The staff are friendly but are slow to notice when a customer has sat down and is waiting for service. This is why my rating isn't 4.5. Other than that; this place is great and I would recommend it to a friend.
Wander Wonder Wonton
CJ and I made our way to Kensington by 8.30am to avoid the Motherā€™s Day rush. We neednā€™t have bothered, it was quiet as can be. We chose the cafe with the best rating on Zomato, The Premises. Itā€™s an unassuming cafe, quite a weird seating plan. CJ was cliche ordered the scrambled eggs with avo mash special while I tried something a little different, the mezze bowl.
Magpie
Lamb Targine and Hot Salted Beef Roll for lunch. Very good food and plenty of it. Service and attention to customers also very good. Busy place.
We'll be back for more.

Hands down the best coffee in Kensington in my opinion. The young people that run this place work so hard and are so friendly, it's really paying off I believe. The service is great. It does suffer when the cafe is slammed but that's not to be avoided I suppose. We had the house made hash and simple beans on toast. Both were fresh and very nice, something I'd have again. I must admit that I was taken aback at first by the demeanour of the 2 chefs who cook in clear open view of you. They seemed frustrated and unapproachable at first. I quickly realised they too are very friendly and they helped make our experience a memorable one. Well done guys.

The Premises is just opposite Kensington station, which means plenty of parking and time for a relaxing visit. Being in an old suburb, the streets, buildings and leafy trees give it a quaint and nostalgic feel, as I used to live in Flemington. They do a seasonal menu and I was eager to try their current French Toast creation.

A Great Spot with Awesome Coffee!

The Premises is a wonderful place, lots of seats and they offer a great choice of brunch solutions Sweet and savoury! The Coffee is great, I always have a flat white and here it's strong just as I like it but super smooth at the same time which is a struggle to sometime get in the same cup.

On this occasion I had 2 to help wash down the French Brioche! It was soo good and so sweet just how I like it fresh warm and fluffy, a caramel sauce to die for with an apple sauce in the middle. Some fresh apples and cream to cut through the sweetness with added pretzels for a salty finish. The dish was so filling that I could not complete it but worth the money, this place is great value and if has wonderful service to top it off.

This was my second visit but I will be returning.

Restaurant Type: Brunch/ Cafe
Hello. Imnikki
If there's ever an award for the most confusing/quirky cafe layout, The Premises wins hands down. Three connecting shops make up one cafe, each with its own distinct layout and characteristics. For first-timers, you do wonder if you're walking into a completely different cafe based on which entrance you used (FYI there are 3 entrances). That aside, The Premises is just like most cafes out there. The service is charming and sweet, in line with the atmosphere of the beautiful and tight knit Kensington village. The food is a mix of standard brunch fares with a twist. The seasonal French roast is always a delight. The previous pumpkin pie version was wonderful but i have yet to try the current apple and pecan pie version. The savoury items, on the other hand, treads the fine line between meh and awesome. For example, the battered fish sandwich was let down by the fish (coated with too thick a batter that was bland in taste) but the sauce was zesty and flavoursome, and the bread holding it together was soft, fluffy and nicely toasted. The corned beef dish (forgot what it was called. The Hash?) was a good combination of salty corned beef and sweet smoky puree, but also a bad combination dry (corn beef) and mushy veggies. I'm sure with a little tweak here and there, the dishes can be flawless. Because if their coffee can maintained an optimal standard each time, I have faith that the food can too. We have yet to be disappointed with our lattes here. Goes down smoothly on the palate, full-bodied and full strength, and milk as silky as velvet. Big thumbs up.

Great food amazing service. The French Toast was great and so was the breakfast roll. The price was pretty reasonable as well. Most importantly The people who work here really do take care of you. HIGHLY RECOMMENDED !
Mark Jackson
Horrified by the rude service. I would go to a cafƩ almost every day and never had such an awful experience.
Coffee was below average so there is absolutely no reason to go there.
Frances Mona
So glad this is our local go-to cafe.. Consistent great food, nice relaxed vibe and really friendly service .
Keira is really nice and remembers our orders, what more could you want šŸ˜Š

I had a chicken sandwich here which was delicious, they seem to have a pretty good menu..The coffee however was slightly cold. The service is pretty average too
AJ
I had a thoroughly enjoyable brunch at The Premises with a friend - we had the scrambled eggs special which came with bread, broccolini, roquette, buttered leeks and kasoundi. It was a generous serving, very filling and very tasty!

Iā€™ve gotta front up guys and gals. Unfortunately Iā€™d like to claim that the posts I do are as fresh as a fish from the ocean. But they are stale. Stale like a fermented herring only a Sweed would enjoy šŸ™ . And by that I mean I backlog a lil bit. But in the essence of transparency, Iā€™m keen to inform you that The Premises is as fresh as they come! A cool cafe sitting comfortably within the cosy suburb of Kensington, these folks know brunch! Now youā€™re probably wondering why the unnecessary tangent I started on? Hereā€™s why.
Fish
Rock solid joint in the heart of Kensington. A good vibe, efficient staff and enticing menu. Coffee was great but they only offer 1 size... no large coffees??
Archie
Great coffee, love the food selection.. Only thing is lately The Green's the veggies have been a bit sour, but overall a great place. Also love the pancake selection.
Foodie Bel
This was the first time I had eaten here. I was very impressed with how my first waiter welcomed me as soon as I arrived and managed to work out that my friend was in fact waiting in another area. I then went and sat with my friend and it was at this point service slowed. The correct sequence was followed but appeared to stop once the menus were presented. After flagging the waitress she took our order and the food came quickly. The salad looked fresh and colourful and consisted of a variety of textures. I just had the brownie and tea. The water glasses could of been polished a little to remove water marks but the cup, saucer and tea pot were well maintained. The menu has a wonderful variety of menu choices and I feel it is very reasonably priced. Although not busy no one really checked on if we were happy with our meals. I had to go to the counter to get the bill. Overall I would visit it again but I would like all waiters to be tentative to their customers.

I came here with a friend who I tutor. The atmosphere is nice, service was great and it was well set out.
Our coffees were good and made promptly.
We both ordered The Whip. It was lovely. I love goats cheese, but what made it amazing was the fresh, delicious, probably heirloom tomatoes. They were memorable.
I recommend a visit and I myself will be back soon.

Running a v smooth system, staff relaxed and super friendly whilst quick and accurate delivery of what I wanted. Tastes were v pleasing, tummy well full. Kewl place, nice greens, clever knooks, great use of space, dunny honest, real good all round, I reckon

One of my fave cafes in the Western Suburbs! Always good for a local drop by!

In terms of atmosphere and decor, it's your typical Melbourne cafe, with a great buzz and very comfy interior.

Service wise, every time I come in with my family, we're always well attended too with all my mother's dietary needs being attended too.

The food is absolutely fantastic too, with the French Toast based on seasonality always being a highlight! The Premises Eggs were also a highlight, being light as well as delicious!

Price wise it's pretty standard, but the coffee is fantastic! Highly recommend it!
Thuyteeisaboy
Had breakfast here on Saturday at around 830am before a trip to the Grampians and really enjoyed the food.

I ordered The Premises Eggs which tasted delicious, I really enjoyed the babagnosh and the middle eastern flavours in this dish.

My friend had the Nana Kaths Sandwhich which was fresh and tasty.

Coffee and Chai lattes were good and the service was prompt and friendly.

The only negative would be that the toilets were of poor standards and are located outside in a small alleyway.
Melanie SRG
I really liked this breakfast/brunch/lunch spot. The premises breakfast lacked a little flavour but overall was a delightful experience. They sell proper hot chocolate I.e Mork and use good quality soy milk (Bonsoy). Nice location and not too busy. Would recommend!

On Melbourne Cup Day this year I forewent the usual festivities but still headed westwards to check out my friendsā€™ new flat, as well as a local brunch spot in their suburb of Kensington. The Premises seemed well rated and was open on this ā€˜bank holidayā€™ so it was the choice for the afternoon. The place, with a large dining area seemingly stretching multiple stores, was packed and there was a good buzz about. And that wasnā€™t simply because of the constant of showground-bound trains passing through the tracks next door.
Amelia.erasmus15
Been looking forward to coming back to the Premises for a while, as it was once one of my favourite brunch places. However, this has got to be one of the worst meals I've had in a while. The poached chicken salad was tasteless and very disappointing. The 'freshly squeezed juice' was obviously poured from a bottle. Don't waste your money when there's so many better places around
Julycheee
We weren't overly impressed with the food here. The pulled pork dish here was nothing like what I had expected. I definitely didn't expect all the elements to be sitting next to each other, and that the bread would be so thick and impossible to eat. The cream and fat from the slaw and meat made were two incredibly heavy components to an already very large dish. Most of all, the whole dish was just extremely impractical to eat. A special for the day was the gin and beetroot cured salmon, which was an average dish. It was too heavy on the mint, which overpowered what should have been a more delicate and subtle dish.
Eat Like Ushi
After looking around Footscray, Seddon, Yarraville, Maidstone and Newport, the cafe circle in the West had me extending further out. The Premises in Kensington has a beautiful interior strangely located around a corner block with another shop wedged in the corner itself. Odd. Nonetheless the menu with Middle Eastern influence appealed to me as did exploring a new area a little more. The lamb ribs I had were nice and flavoursome, and they weren't too overly fatty (perhaps the fat had been rendered out) but I could have used an extra rib or two. The underlying salad with chickpeas, fresh herbs and pomegranate was delicious and balanced well.
Nathan
Close to where I work so when I'm in need of a soy chai this is my recommendation. The breakfast cookie is also a nice snack but that's pretty much where the menu ends for vegans of the world. A little disappointing really as it's such a nice place.

UPDATE 07/10/2016

More traffics here than the rest of Kensington .....

Peak hour traffic - FULL, busy, no reservation allowed, waited around 20 minutes or so for the biggest table in the house for Lunch time catch up with a bunch of friends.

It was worth the wait .....

Started with $7 La-Estrella Colombian Pour-over coffee by Wood & Co, great opening.

We didn't wait long for our food; efficient ordering & kitchen, well-cooked, proportion, good presentation, except one boring round white place :-( for Collin, no photo.
My Pulled Pork was balanced, not too sweet, just right, my liking would be a little bit drier, but that's just me. Comes with variety of vegetables; fresh & preserved; Girken, Sauerkraut, Slaw and a piece of thick-cut bread.

Another great lunch, pleasant and friendly service.

Thanks guys.

PS. if you are fuzzy about toilet, give this place a miss, unless you can wait until you get home.

21/08/2016
Left or Right side to order my Soy latte ?????

Corner block, not much from the outside but smartly converted and fitted inside; exposed bricks, semi open kitchen and two, that right two sides for your coffee; left or right, so where/who/which barista that we need to order from?
Combo of 2 x La Marzocco Strada (left or right side) and Small Batch coffee beans, just perfect for the Soy Latte and just about anything else.
Price wise, one of the "high-end" Cafe in Melbourne, but worth the visit, just not to often maybe.
It feels like my old school classroom, lots of vintage stuff inside too, smartly recycling parts that would be thrown out otherwise.

My friend and I just happened to stumble across this place while we roamed around Kensington and now - I can't shut up about it! The ambience hit us first - friendly and completely accommodating to my friend's Vegan requirements, and the staff just seemed happy to see us!
Together we ordered the pulled roast pork, chemoula carrot salad and vegan and carrot cupcakes. Every bite was unbelievably delicious, flavours were thought-out very well and the presentation made our eyes dance! This of course - made it very hard to leave! Highly recommend if you want to impress your friends over bunch.
I've been here before and the coffee is good and they take things seriously enough but it's ok because it's in Kensington. If the same place were in Preston or Brunswick the staff would be really rude and you'd feel like self harming in the bathroom just to annoy them. Today I had the golden gaytime French toast because I'm always up for French toast and felt like the gaytime thing was some sort of suggestive telepathy thing even though I'm not even gay today. I'm only gay on the weekends. Anyway it was too rich and I felt really sick afterwards but that's what you get for eating something like that before consuming cannabis. An interesting point of difference to this cafe is how dull its customers seemed. The most interesting person was a clearly mentally ill woman scamming cigarettes on the corner. But it could be worse it could've been Brunswick or Preston where the locals are boring AND irritating and think they're in Brooklyn or Berlin. The staff were nice enough but did not compliment me on my undeniably high level of attractiveness which is rare but a disappointment none the less. I'm giving it 3 stars as I think this is what Margaret Pomeranz would say.

Love this place, our local cafe in Kensington. Great atmosphere, best coffee and really good food. Highly recommended. Take away coffee bar is handy.

The Premises does high quality brunch and is such a gem in Kensington. Expect for there to be a bit of a wait on the weekends though. I had the chicken club sandwich and there was a perfect balance of interesting flavours and what sold me was the brioche bread actually tasted like bread! And not some bun that is overglazed and sickingly sweet. The coffee here is solid too. Do recommend.

The French toast and pancakes are always amazing, the menu changes quite frequently and is always great. The price is reasonable, the staff are friendly and the atmosphere is nice.

Really nice cafe in the heart of Kensington. Been around for a while and I finally got a chance to check it out.

Food was so damn good. Great quality and decent size. Trifle French toast is insane. (Had the white chocolate raspberry one today)

Staff were super nice too. As an added bonus for any PokƩmon go players. There are pokestops and a gym right near it.

Also the missus swears by their coffee.

This is a cafe that knows what it's about. Consistently excellent food, friendly professional service and a great atmosphere. The menu is constantly changing, which is a bonus if you're after something new and exciting to tickle your taste buds, but can be disappointing when you go back for another round of a perfect dish. But hey, innovation is a quality fault in a chef who can cook like this!

These guys did a great job in executing golden gaytime french toast. So many elements in there and they compliment each other and not overly sweet. The breakfast green is another dish I highly recommend to try.

Delicious with lots of variety! Smooth and ripe avocado, perfectly poached eggs, crispy bacon. They really know what they're doing with their coffee. Friendly staff and good service.

The worst French Toast EVER!! The promise of Lamington French toast sounded amazing but what a disappointment šŸ˜„ Day old brioche pan fried is not French toast the presentation looked sensational and the toppings were good but the dish was dreadful!! Really dreadful! I am not one to leave a bad review but this dish warrants it!

I don't usually venture out to the West but since we were in the area, my friend suggested to come here. The premises isn't too fancy schmancy compared to other Cafes but the food is quite good. I ordered the slow roasted pulled pork ($19.50) which was great, especially the green apple and celery remoulade. However the kimchi was wayy too salty for my liking. I was expecting the dish to come out like a burger of some sort but everything was laid out separately on the plate making it a bit difficult to eat. Other than that, everything was great, would recommend.

One of the Brunch Greats of Kensington, astounding food & coffee and always popular with the neighbours on a weekend.
The French Toast has recently metamorphed into a photogenic Lamington themed creation, completely different to the Pumpkin Pie version but somewhat similar in creative insight.
The absence of Bacon and Pretzels is a smarter choice as it opens up the possible fan base.
Still, this is lot of sugar for brunch time and I'd advise sharing this dish.
The coffee is fantastical and the eclectic cake cabinet should also be explored.
Add The Premises to your (dessert) brunch list.
Go on.

Walking through kensington to find this hidden gem across from the station, little hesitant because of the obscure set up but so Cosy and welcoming but the food was technically sound and seasoned nicely. P.s get a side of halloumi it tastes amazing

Thanks for spoiling my morning premises staff. I was standing in the line to order for a take away coffee for ten minutes...their staff kept coming and asking if i needed a table and i politely kept relplying no im just here for a take away coffee...when i reached the counter the guy said no go to the other counter which i did...then the barista said go back because the eftpos machine is on the previous counter...so i went back and waited in line only to find out the guy on the counter was obviously having a very bad day...he started explaining why we dont take orders here to which i said ur staff shouldhave told me to which he replied "listen i dont know i am standing here dont get angry at me okay?!" Which left me surprised because my tone was very soft and i was just talking to him...i replied to him that i am not getting angry at you i am a customer i should have feedback right? I can undersrand ppl having bad days but i was just standing and he got offended for no reason...i am actually scared of going back to the cafe i feel like someone might yell at me for just standing...very disappointed. Waited in line to get disrespected lol what a great start of my day!

Great coffee, great range if dishes! Live the imagination that has gone into the menu. So much variety and flavours! If in a rush the feta and spinach muffin with coffee for a takeaway breakfast is second to none.

Lovely late ANZAC day lunch at The Premises! Husband and I enjoyed lovely coffees and to eat we had the corned beef and hash, and the chicken shawarma. Food was lovely, service was quick and friendly (even on a busy public holiday). I need to go back for the lamington French toast! šŸ˜±šŸ˜@thepremises Neetz88

Kensington's best restaurant/cafe. Ā

All dishes are interesting and substantial. Compare this to the mediocrity of restaurants that surrounds this gem. Ā I have yet to have a bad or boring dish here.Ā

The coffee is great too, and I'm not even a big coffee drinker.

Always good food and coffee. The pancakes were delicious and my poached eggs have always been perfectly cooked. Worth the higher price and the wait (they get busy). Best cafe on the strip.

I have been a fan of The Premises for a while but was left disappointed yesterday. Our order was missed and after waiting for 45 minutes (and after noting a group that came after us have already received their food), we asked a waitress to check on the order. She came back and said the kitchen was trying to sort it out. After 10 more minutes (it was obvious that the order was missed), our food came and it looked like the dishes were put together hastily. They did not taste anything like I have had at the place before and, to put it nicely, did not taste great at all. First of all, a simple apology for missing an order is not a difficult thing to do. Secondly, and perhaps more importantly, the quality of the food should never be compromised just because it was busy and the order was missed. We would be happy to wait a bit more for more decent food. In summary - waiting for 55 minutes for underdone food with no single apology for a missed order is not very impressive. At the least, please take this as a feedback that customers can be treated with just a bit more respect. Apologies for the rant but I thought I should share so that other customers would not have to experience this.

Was super keen to check this place out after seeing the good reviews but was quite disappointed. The food and coffee was good but didn't make up for the poor service. The staff barely said a word the whole time and were generally surly. Loved the atmosphere but won't be coming back. Definitely not kid friendly.

Great menu hard to choose,
Staff care place is clean. ,
Really enjoyed one one negative is that the coffees for my partner and myself came out about 5 mins apart. I ordered and received an oj in the time.
Small thing
Tina
Love it when I find it hard to chose from the menu cause it all looks so good! Food tastes as good as it sounds, good coffee, cosy inside and friendly staff who care. Will come again.

Premises has always been the popular brunch place to go to in south Kensington and continues to be so. A stream of newer cafes have piled up but I don't believe they've usurped premises (yet). They easily have the best location on the strip being a corner store and very open windows, which makes for a very nice atmosphere. On this instance I ordered the premises eggs which were bloody awesome . It felt like a brunch-take on a deconstructed meal you might find at a Turkish restaurant. And it worked really well. Coffees superb as you'd expect. Local favourite !
If I ever feel like a change of scene I head to The Premises. The food is spot on, every time, and the staff less pretentious than some of my locals. Keep up the great work guys!

I absolutely love the carrot cake here! It's seriously the best I've ever had. The salt beef roll is also delicious! Have been here a few times and it hasn't disappointed

Our brunch was great and the menu had so many non standard options to tantalise my taste buds. We chose Lebanese flat bread with hummus, felafel, walnuts, bacon and a poached egg. Unexpectedly it came with yoghurt (I can't eat dairy) but that was easily solved by scraping it onto my partners plate. Bonus, some sort of pickled veg. Nice and tangy to add to these warm flavours. I'm going back. Expect more posts about food at the The Premises. They even know how to cook bacon without being asked (thats crispy fyi)!
